Evolution of the Design

The site has undergone two pre-applications enquiries with Council Planning Officers, where they confirmed that the principle of residential development on the site is acceptable. The site also benefits from the assistance of the local Design Review Panel who have provided impartial expert feedback to both the applicant and local authority on the design matters associated to the new development. The following sets of plans highlight the evolution of the scheme.

The site is identified by the borough as being a sustainable location whereby a reduction of car parking for future occupiers is to be sought. The previous evolution of the proposal accounted for 19 car parking spaces with associated accessible parking. The proposal now presents six car parking spaces of which two are accessible and will be offered to the family sized units on a first come first serve basis. As part of any approval, future residents will not have access to residential car parking permits should a controlled parking zone come into force in the local area.

The refuse and servicing of the site will be conducted along Coombe Road via the proposed layby.

The affordable housing position is being assessed in line with the RICS guidelines and the Applicant will work with the LPA to deliver a mix of social rented and shared ownership units in line with the Local Authorises own objectives.
